According to Remodeling magazine’s “Cost vs. Value Report,” homeowners interested in remodeling their home for effective resale results should opt for more practical replacement projects, as opposed to full-blown renovations. The report found that seven out of the top 11 projects that paid off at resale were replacement projects that reduced home-maintenance needs, increased energy efficiency or improved curb appeal.
According to the report, the projects that are paying off the most this year at resale include:
- A mid-range wood window replacement recovers an average 81.2% of its cost.
- A mid-range siding replacement recovers 83.2% of its cost.
- An upscale fiber-cement siding replacement recovers 88.1% of its cost.
- A minor kitchen remodel recovers 83% of its cost.
In contrast, these projects were shown to be less effective at resale:
- A mid-range home-office remodel recovers an average 57% of its cost.
- A mid-range sunroom addition recovers 59.1% of its cost.
- A mid-range major kitchen remodel recovers 78.1% of its cost.
- An upscale major kitchen remodel recovers 74.1% of its cost.
